our ASSET SELECTION process

The Broadstreet team goes through a rigorous asset selection & underwriting process for all the projects we invest in.

1. Project Prequalification

Most projects we source will not get past this first stage, the process by which real estate investments are evaluated to determine their viability and full potential. We know that subpar underwriting can result in the substantial losses for our investors. As a result, contrary to many of our competitors who merely rely on assumption-driven software models, Broadstreet employs a proactive, holistic approach that factors in a plethora of both quantifiable data points and qualitive attributes, including market sentiment and development experience, when evaluating each prospective investment.

3. Approved for Acquisition

If the initial screening and detailed underwriting process results in a scenario where the asset is attractive from a fundamentals perspective and the assumptions and returns criteria can be achieved at a price that appears to be competitive, the acquisitions team will ramp up its efforts and peruse the purchase of the asset. The principals at Broadstreet Capital must review and approve all potential deals before given the "green light" for acquisition.

2. Detailed Underwriting

After prequalification and vetting both the preliminary details of the proposed project, our internal underwriter is assigned. At this stage, the underwriter performs an extensive and robust analysis to make sure the project itself has a compelling risk-return profile. This state involves site visits, a study of comparable properties, a comprehensive appraisal, a thorough budget analysis, pro-forma financial analysis and setting up the legal/organizational structure, among other things.

4. Formal Due-Diligence & Closing

Due diligence defined is very simply the process of validating the physical and economic condition of the asset. To underwrite is to make educated assumptions to pre-qualify the asset and due diligence looks to validate those underwriting assumptions. Once completed and validated by our team we move to closing. Closing means buyers sign final loan documents and both buyer and seller sign the official paperwork to transfer property ownership.
